What makes Lucleon Insurance different from a captive company?

We are an independent agency. Captive agents represent one carrier. Lucleon shops among 150+ carriers for home, commercial, and related lines. Coastal wind and flood still have to be placed correctly — access is not a substitute for occupancy honesty.

Do you publish home insurance rates for coastal Florida?

What does standard homeowners insurance cover in Florida?

Typically the dwelling, personal property as written, loss of use, and liability, including named wind as the form allows. It excludes flood. Coastal homes still need a hurricane-deductible conversation and a separate flood policy.

Is homeowners insurance required in Florida?

Lenders generally require it when there is a mortgage. Even without a loan, coastal storm exposure is why most owners keep a policy in force.

What is a hurricane deductible?

In Florida it is often a percentage of Coverage A, triggered by a named storm as the policy defines it — not a small dollar deductible. Read the form. We do not promise a particular percentage.

Does home insurance cover roof leaks?

Sudden storm damage may be a wind claim. Gradual wear, maintenance, and long-term leaks often are not. Flood water is a flood policy question.

Is flood insurance included in homeowners insurance?

No. Flood insurance is separate — NFIP or private. Lucleon can place flood beside the homeowners policy. Home covers named wind as written; flood handles rising water and storm surge as the flood form allows.

Is flood insurance required for coastal Florida homes?

If the home is in a FEMA high-risk zone and there is a federally backed mortgage, flood insurance is typically required. It is still worth discussing in other zones — low-risk maps flood too.

How do NFIP and private flood differ?

NFIP building coverage is capped (commonly $250,000 building / $100,000 contents on a dwelling form). Private flood can offer higher limits and different terms. We compare options; we do not publish a 2026 NFIP price as if it were yours.

How do I know if my home is in a flood zone?

We can review the FEMA flood map conversation with you as part of a quote. Bring the address. A lender’s requirement is not the same as the peril going away.

Can I use an HO-3 for Airbnb, VRBO, or a short-term rental?

Often no. Short-term rental is a different occupancy. Vacation rental insurance and Airbnb/VRBO use belong on an STR form. Landlord insurance is for longer-term tenants.

Do you insure vacation rental companies and seasonal residents?

Yes. We write vacation rental dwellings and related commercial for rental managers when the class fits. Snowbirds and out-of-state owners of Florida homes are a normal occupancy conversation — tell us how often the house is used.

What does commercial property insurance cover?

The building, business personal property, and business interruption as the form allows, plus general liability for operations. Flood is usually excluded. A BOP packages property and liability for eligible small risks — not every restaurant or contractor qualifies.

Is general liability the same as builders risk?

No. CGL is injury and property-damage claims from operations. Builders risk is course-of-construction coverage for the project. Contractors may need both, plus inland marine or workers compensation depending on the risk.

How do I file a claim after a storm?

Notify the carrier as the policy requires, document damage with photos, and keep the property from further damage where it is safe. Lucleon helps you reach the carrier that wrote the risk. A quote request is not a claim.

Can I switch carriers mid-term?

Often yes, if there is no coverage gap. We shop 150+ carriers and help with the transition. Do not cancel the in-force policy until the replacement is bound.

Does bundling home and auto always save money?

Some carriers credit a package. It is not automatic and we do not invent a discount percent. We will look at the household — home, auto, umbrella — when you quote.

What is umbrella insurance?

Extra liability over home, auto, and sometimes other policies. It is worth a conversation when assets, rentals, or guest traffic sit above the primary limits.

Replacement cost vs actual cash value?

Actual cash value subtracts depreciation. Replacement cost aims at rebuild without that deduction, subject to the form. Coastal rebuild cost is why we talk dwelling limits before copying last year’s Coverage A.
